The problem
Your deal pipeline is in a spreadsheet, your lease data is in PDFs, and your investor reporting is emailed as a quarterly Excel attachment. A full-stack real estate application centralises all of that into a system your team can use and your investors can trust.

Real estate operations are data-intensive in ways that generic CRM and project management tools don't accommodate. A deal pipeline for a real estate acquisitions team needs to track not just contact and deal stage, but LOI dates, due diligence milestones, financing contingency status, and the financial model that underpins the acquisition thesis. A lease management system needs to track not just tenant contact information, but lease commencement, expiry, rent escalations, renewal options, CAM reconciliation, and the rent roll that rolls up to the asset-level NOI. None of these data models exist in Salesforce or Asana out of the box.

Investor reporting is the second challenge. Investors expect professional, timely reporting — preferred return calculations, waterfall distributions, capital account balances, and asset-level financial performance. Building those reports in Excel every quarter is time-consuming, error-prone, and doesn't scale past a handful of investors. A dedicated investor portal that calculates and displays those metrics from the underlying financial data is the professionalism signal that sophisticated investors expect.

What we build

A full-stack real estate application — deal pipeline, property management, lease tracking, investor portal, and financial reporting — built for the specific asset class and business model you operate.

Deal pipeline and acquisitions tracking

Pipeline stages with your acquisition process (prospect, underwriting, LOI, due diligence, closing). Property data fields for your asset class (multifamily, commercial, industrial). Key date tracking (LOI expiry, due diligence deadline, closing date). Deal notes and document storage per deal.

Property and asset management

Property records with unit inventory, current tenants, lease terms, and maintenance history. Lease management with rent escalation schedule, renewal option dates, and CAM reconciliation tracking. Work order management for maintenance requests.

Tenant portal

Tenant login with lease summary, rent payment history, maintenance request submission, and document access. Online rent payment via Stripe ACH. Maintenance request status tracking.

Investor portal

Investor login with their investment positions, capital account balance, preferred return accrual, and distribution history. Quarterly report publication. Capital call notification and contribution tracking.

Financial reporting and analytics

Property-level income statement: rental income, operating expenses, NOI. Portfolio-level roll-up. Rent roll export. Investor distribution calculation with waterfall logic. Variance report against underwriting model. Built on Next.js, Postgres, Stripe for rent payment and capital calls, and DocuSign for lease execution.

Why fixed-price

Why Fixed-Price Matters Here

Real estate operators are underwriting investments against defined return targets. Technology is a line item in the operating budget that needs to deliver a defined outcome for a defined cost. Fixed scope and fixed price structures the technology investment the same way a real estate investment is structured.

FAQ

Questions, answered.

Yes — different asset classes have different data fields and workflow configurations. A multifamily property has units and residential leases. A commercial property has suites and commercial leases with CAM provisions. Both can be managed in the same platform with asset-class-specific configurations.

The distribution waterfall is configured based on your fund or deal structure: preferred return hurdle, return of capital priority, and promote split. The system calculates distributions based on the configured waterfall and the cash available for distribution — the output is the dollar amount per investor per distribution event.

Accredited investor verification via third-party verification service (e.g., Parallel Markets, Verify Investor) is a scope addition for platforms that require it for Reg D compliance. The portal can display verification status and restrict access to investment documents for unverified investors.

Deal pipeline, property management, tenant portal, investor portal, and financial reporting typically runs $45k–$90k. Complex waterfall structures and multi-fund configurations add scope. Fixed-price.
